A heritage home on 5 acres in the Yarra Valley might cost $2.5M+.
A comparable heritage home on 5 acres in Rutherglen might cost $850k - $1.1M.
This value disparity is driving significant capital growth as buyers realize the lifestyle trade-off is negligible.
Chapter 2: The "Hobby Farm" vs. Commercial Trap
This is the single most common issue we face in Rutherglen lending.
You find your dream property: A beautiful house, 10 acres, and 2 acres of old vines that produce a few bottles of wine for friends.
To you, it's a home. To the bank, seeing "Vines" or "Olive Grove" on the valuation triggers a Commercial Assessment.
The Risk: Commercial loans typically require a 35% deposit (65% LVR) and have higher interest rates.
The Solution: We must prove the property is "Lifestyle," not "Income Producing."
We do this by demonstrating that:
1. The income derived from the vines is negligible compared to your main salary.
2. The property is primarily a residence.
3. We choose a lender with a "Agri-Resi" policy that allows up to 95% LVR on hobby farms.
Chapter 3: Financing for Short-Stay (Airbnb) Income
Tourism is the lifeblood of Rutherglen. Many buyers purchase properties intending to Airbnb a guest wing or a second dwelling on the land.
The Lending Hurdle:
Most banks will not use projected Airbnb income to help you get the loan. They will only accept standard long-term rental estimates (which are often lower).
