How long properties are taking to sell

If you’re planning to buy or sell property, it’s worth understanding how long homes are currently taking to sell in different markets across Australia. New data from Cotality reveals that the national median selling time has increased slightly over the past year, although conditions vary significantly by location.

Across Australia, the median time to sell a home in June 2025 was 31 days, up from 29 days in June 2024. However, those national numbers don’t tell the full story, with significant differences between cities.

Perth is the country’s fastest-selling market, with a median of 13 days in June 2025. Ray White Group Senior Data Analyst Atom Go Tian said this was “up slightly from nine days last year” but still represented “a decade low”. He noted that “the market has completely flipped from buyer-dominated to intensely seller-favoured, with Perth claiming eight of the top 10 fastest-selling suburbs nationally”.

Brisbane is next, with a median of 21 days. According to Mr Go Tian, “the city shows strong market health” with “83% of Brisbane suburbs maintaining healthy selling conditions”.

In Adelaide, homes sold in a median of 32 days, and Mr Go Tian described it as “Australia’s most representative property market”, thanks to its stability. “Adelaide sits in the middle ground, it’s neither slow nor fast,” he said.

Other capitals had longer selling times:

  • Sydney – 34 days (up from 30)
  • Melbourne – 36 days (up from 30)
  • Hobart – 35 days (up from 34), with Mr Go Tian noting “extreme market swings” and highly variable suburb-level performance.
  • ACT – 47 days (down slightly from 48), which Mr Go Tian said reflected “a very methodical, deliberate market”.
  • Darwin – 54 days (down from 61), still the slowest market but “a decade low” for the city.

The key takeaway? Market conditions can vary dramatically from suburb to suburb. Whether you’re buying or selling, local trends and timing can make a big difference to your property experience.
