Most of the people I speak to have been going to open homes, have a number in their head, but haven't actually spoken to anyone yet, and have been delaying because they don't have a clear plan. My goal is to help you make that first move, show you your real numbers, and minimise the stress along the journey, so you can focus on your dream home.

  1. Free Strategy Call

    A 15-minute conversation to understand your situation: how close you are to being ready, what you're aiming for, and whether there are any obvious barriers. I'll give you an honest read on where you stand and what makes sense as a next step.

  2. Fact Find

    If you want to move forward, I'll send you a form covering your income, expenses and goals. The more accurate the information, the more accurate my assessment.

  3. Strategy Meeting

    Once I have your details, we go through everything properly: your actual borrowing power, what's realistically available, and the specific steps to get there.

  4. Pre-Approval

    When you're ready to move, I research your options, select the right lender, and lodge your application. I handle the back and forth so you don't have to follow up with anyone.

  5. All the Way to Settlement

    After approval, I manage everything through to settlement. Most people are surprised by how little they have to do at this point. That's the idea.

Government Help For First Home Buyers

What help is actually available.

There are a few different schemes for first home buyers, and people often mix them up. Here's the short version.

5% Deposit Scheme

Buy with as little as 5% deposit and skip Lenders Mortgage Insurance. This is the main scheme I help most clients through.

First Home Owner Grant

A one-off cash payment from the state government, usually for new builds. A separate scheme to the deposit scheme above.

First Home Buyer Assistance Scheme

Reduces or removes stamp duty on eligible purchases under the NSW price cap.

Help to Buy

A federal shared equity scheme. The government co-owns part of your home to lower how much you need to borrow. Income limits apply.

Common Questions

Quick answers before you book.

No. This is one of the most common misconceptions. Many people wait until they think they're "ready," but that conversation is exactly how you figure out what ready actually looks like for you. I'll tell you exactly what you need and how long it'll realistically take.
Mortgage brokers are paid a commission by the lender when a loan settles, which means you pay nothing at any point in the process. That's how the industry works, and I'm upfront about it.
Pre-approval actually comes first, not after you find a property. It tells you exactly what you can spend, so when you walk into an open home, you already know if you can make an offer. Going to inspections without pre-approval is how people fall in love with a property they can't afford to buy.
Not having a 20% deposit doesn't mean you can't buy. There are a few different paths depending on your situation. The 5% Deposit Scheme lets eligible first home buyers purchase with as little as 5% without paying Lenders Mortgage Insurance (LMI). Eligibility depends on your income and the property price cap in your area. An LMI waiver works differently: some lenders waive it based on your profession or loan structure, regardless of government schemes. A guarantor loan uses equity from a family member's property to cover the shortfall, which can mean buying with little to no deposit at all. On the call I'll run through your situation and tell you which of these actually applies to you.
From your first call to a pre-approval is typically 1–2 weeks, depending on your documents and the lender. Full settlement from offer accepted is usually 4–6 weeks. I'll give you a realistic timeline based on your specific situation.
Nothing happens unless you decide you want it to. It's a 15-minute conversation. I'll ask a few questions about your situation, give you a clear read on where you stand, and tell you what a sensible next step looks like. No paperwork, nothing to prepare, no commitment. If you want to move forward after that, I'll explain how. If not, you've still got a clearer picture than you had before.
You can, but if you're already going to open homes, you're already in a race against yourself. Pre-approval takes 1–2 weeks to sort out. If you find a property you want to make an offer on before that, you won't be in a position to move. The call is 15 minutes. It costs you less time than your next inspection.

  • You're not currently employed, or your income wouldn't realistically cover a mortgage on top of your other costs. I'd rather tell you that now than have you find out after a rejected application
  • You've got no savings and no one who could act as guarantor either
  • You've got a default, bankruptcy, or other active credit issue. Sort that first, then come back and I'll help you from there
