The right bank depends on what you're actually trying to do. If you want to renovate, the higher valuation unlocks more cash, even at a slightly higher rate. If you just want a better rate and lower repayments, the conservative valuer might win. I order valuations from multiple lenders, look at all of them, and recommend the one that makes sense for your specific situation.

Common questions

What people usually want to know.

Most lenders allow you to access equity up to 80% of your property's value, minus what you still owe. On a $900,000 property with a $500,000 balance, that's potentially $220,000 available. The exact figure depends on which lender values your property. The difference between lenders can be significant. That's one of the things we look at in the call.
Every new application includes a credit inquiry, which causes a small temporary dip. For most people it's minor and recovers within a few months. The key is applying selectively: only to lenders where your situation actually fits. I'll help you do that so you're not collecting unnecessary inquiries trying to find the right one.
Usually four to six weeks from application to settlement. The slower parts tend to be lender assessments, property valuations, and the discharge from your existing lender. Most of that happens without you needing to do anything. I manage the back and forth and keep you updated at each stage.
Variable rate loans generally don't have break costs, though there's usually a discharge fee of around $150–$400. Fixed rate loans are different. Break costs can be substantial depending on how much rates have moved since you locked in. I'll check this for your specific situation before recommending you go anywhere. Sometimes it changes the maths entirely.
Nothing. I'm paid a commission by the lender when your loan settles. This doesn't affect the rate or terms you receive. Lenders offer the same products whether you go directly to them or through a broker. The difference is I do the comparison work across 40+ lenders for you.
