Help to Buy Is Finally Here - What It Means for QLD Buyers

There’s been a lot of anticipation around the Federal Government’s Help to Buy program, and it’s now set to launch on 5 December. As someone who works with buyers every day, especially those trying to break into the market for the first time, I know how much interest there has been in this scheme finally going live.

At its core, Help to Buy is a shared-equity arrangement. Eligible buyers can purchase a home with a much smaller deposit, while the government takes an ownership share alongside them. The contribution depends on the type of property:

  • Up to 40% for a new home
  • Up to 30% for an existing home

This reduces the size of the loan needed from the lender, and often reduces the upfront savings required, which is a big deal for buyers who have been chipping away at a deposit but still feel just out of reach.

To qualify, buyers need to meet income criteria:

  • Up to $100,000 for single applicants
  • Up to $160,000 for couples or single parents

It’s designed for people earning a stable income and who have been saving, but still need help bridging the gap to home ownership.

There are also property price caps, which vary by state. For Queensland, the limits are:

  • Up to $1,000,000 in Brisbane and major regional centres
  • Up to $700,000 in the rest of QLD

These caps aim to reflect what’s realistic in different parts of the state.

One feature I really like is that buyers aren’t locked into the government’s share forever. Over time, they can increase their ownership by making voluntary payments if their situation allows, or they can settle the government’s portion when they decide to sell. It gives families flexibility as their income grows or their plans change.

Like any government initiative, there are conditions and lender requirements to understand, including the need for a standard home loan with principal-and-interest repayments, plus some specific rules if you’re building or buying off the plan. Only two banks (CBA and Bank Australia) are participating at launch, with more expected later, so getting clarity early is important.

Help to Buy won’t suit everyone, and shouldn’t be treated as a one-size-fits-all solution, but it does offer another pathway for Queenslanders who need just a little extra support to move from renting to owning. Anything that gives buyers more options is worth understanding.
